Affiliated Business Disclosure

804Mortgage and 804Mortgage Home Sales Team (operating under Swell Real Estate Co.) are affiliated businesses under common ownership. This means that we may receive financial benefits when you choose to use services from both companies. However, you are not required to use both companies in order to receive services from either. Clients who choose to work with both 804Mortgage and 804Mortgage Home Sales Team may be eligible for promotional savings, including a rebate of up to 50% of the buyer agent’s commission, which can be applied as a credit toward allowable closing costs. All rebates are subject to:

1. Lender approval,
2. Applicable state and federal regulations, and
3. Maximum limits on seller-paid closing costs.

Example of Potential Savings

On a $400,000 home purchase where the seller pays a 3% buyer agent commission (equal to $12,000), a buyer who uses both 804Mortgage and 804Mortgage Home Sales Team may qualify for a credit of up to $6,000 (50% of the commission) toward closing costs. This credit would be itemized and applied at settlement and reflected on the Closing Disclosure. It is not distributed in cash.
